Live Auction will be held at Cedar Valley Property Solutions, 1206 Gilbert St, Charles City, Iowa.

Proof of Funds will be required along with 10% down at end of auctions. The remainder due at closing. Closing to take place within 30 days after the auction ends. A deposit of 10% (non-refundable) is due on the day of the auction, when the successful bidder will execute a standard real estate contract.  Buyers shall provide a letter of credit or proof of funds. Sellers will pay transfer tax and provide a clear, marketable title at closing. Real estate taxes will be prorated to the date of closing. 

Sellers reserve the right to refuse any or all bids. Statements on the day of the auction will take precedence over all prior communication, written or oral. 

All prospective buyers should do their own research and independently verify any information on which they are going to base their decision to buy. Land will be sold based on net taxable acres and all acres are considered more or less. 

Notice has been given to renter and Buyer will be able to farm in 2026.
